Works in a co-owned building: when you need approval

In a co-owned building you are free inside your flat, but not on the common parts. The line is not always obvious.

What you can do freely

Painting, floors, kitchen, bathroom, non-load-bearing partitions, the electrics of your flat: these usually need no approval. The building rules may still set conditions, for example on sound insulation under floors. Read them before you start.

What needs a vote

Load-bearing walls, shared water and drain pipes, the façade, windows when they change the exterior look: these are common parts or affect the building's appearance. They need approval voted at the owners' meeting.

How to prepare the file

You need a clear description of the work, often plans, and for a load-bearing wall a structural study. Our partner architect prepares the file and sends it to the managing agent for the meeting agenda.

Tell the neighbours

Even for free works, tell the managing agent and the neighbours, keep to the building's hours and protect the common areas. Our team does this on every job.
