1. A visit first
Before pricing anything, we need to see: the condition of the wiring, pipes, floors and walls, what can be kept and what must be redone. The owner does this visit, free of charge.
2. Surveys
In an older building, an asbestos survey before works is mandatory when the building permit predates July 1997. Old paint can contain lead. We tell you which surveys to order before starting.
3. The building
Work inside your own flat usually needs no approval. Touching a load-bearing wall, shared pipes or the exterior appearance, however, needs a vote of the owners' meeting. Our partner architect prepares the file.
4. Wiring and plumbing first
Electrics, plumbing and heating are redone before the finishes. This is the moment to move a kitchen, add a shower room or more sockets.
5. Keep the charm
Mouldings can be restored, old parquet sanded and varnished, fireplaces kept. We route cables so the decorative features stay intact.
6. Finishes
Plaster, paint, parquet, tiles, joinery: finishes come last, once all the services are in place.
